During the standard home inspection, every system that can be accessed that is visible while we are inspecting a property is thoroughly inspected, tested, and documented. As a buyer, it gives you peace of mind knowing that any current issues will likely be found during our inspection so they can be factored into the decision-making process when buying a home.

What’s Included:

Our standard home inspection includes a complete and thorough testing of all of the structural elements, an exterior evaluation, a roof and attic inspection, plumbing inspection, HVAC and components inspection, electrical inspection, appliance inspection, and garage inspection.

Structural Inspection

Our Structural Inspection includes a review of the construction of all the walls, ceilings, floors, roof, and foundation. We will be checking for cracks, foundation settling, and other signs that structural damage may be present.

Exterior Evaluation

The Exterior Evaluation covers the wall coverings, landscaping, grading, elevation, drainage, driveways, fences, sidewalks, fascia, trim, doors, and windows. We will be looking to make sure all these systems are functioning properly to properly insulate and protect your home.

Roof and Attic Inspection

The Roof and Attic Inspection includes a detailed look at the framing, ventilation, and insulation within the attic as well as the type of roof construction, a review of the flashing and the gutters, and estimation of roof age. This inspection will require safe roof access during the visit.

Plumbing Inspection

Our Plumbing Inspection provides a detailed report of the materials used for your pipes for potable, drain, waste, and vent systems. We also review the condition of the toilets, showers, sinks, faucets, and traps. This is not a detailed sewer inspection, only a review of the plumbing inside the residence.

HVAC and Components Inspection

The HVAC and Components Inspection includes a detailed review of the water heater, furnace, air conditioner, duct work throughout the home, chimney, and fireplace (if existing). This inspection does not include a chimney flue inspection.

Electrical Inspection

Our Electrical Inspection identifies issues within the main panel, circuit breakers, types of wiring, grounding, exhaust fans, receptacles, ceiling fans, smoke and Carbon Monoxide detectors, and light fixtures. This inspection will provide homeowners a better understanding of their current electrical load and potential deficiencies.

Appliance Inspection

The Appliance Inspection tests the functionality of the dishwasher, range and oven, built-in microwaves, refrigerator, and garbage disposal. This review covers major kitchen appliances.

Garage Inspection

Our Garage Inspection provides a thorough review of the ventilation, slab, walls, ceiling, entry, firewall, garage doors, openers, lights, receptacles, windows, roof, and exterior of the garage. This inspection is included for both attached and detached garages.
